The first step in finding your property in the Riviera Maya is to figure out where you want to be, your location.
What area, or neighborhood, is going to be the right fit for you? Unless you are very familiar with this part of Mexico, you’re probably not going to know about towns such as Akumal, Puerto Aventuras, and Puerto Morelos. Most people have heard of Cancun, Playa del Carmen, and Tulum. If you know this area well, you also know that each town has its different neighborhoods.
You really need to explore and get a feel for these areas before you are ready to buy a place.
Your Price Range Will Help Determine Your Neighborhood
Price is going to help determine what area to buy in; you need to figure out what you want to pay and how you’re going to get the funds before you start exploring. What is going to be your “all-in” price range and considering it’s almost entirely a cash market here in the Riviera Maya?
A Video Conference call where you can see where certain properties are in relation to amenities such as the beach and shopping is a great way to start the process of pinpointing your location.

What Questions Should You Ask To Make Sure You Find the Right Area/Property?
What kind of amenities do you want nearby? How much time will you be spending at your new home? Are you going to have a car when you’re visiting? Do you want a residential or more central location? A residential area will be quieter but maybe not within walking distance to things whereas a place in the center will have more noise from traffic and more people because it’s more densely populated.
What’s an acceptable distance for you to walk or ride a bike to get to things? Once you find the area that you want to be in, then you can get even more specific as to what locations you’d prefer to be in within a specific development. What floor do you prefer? Do you want to be near the pool, what type of view do you want?
Details are Important, But Less is More
The details are very important, but be careful not to get too bogged down with them. Remember why you are buying this property in the first place and always be conscious of that. What would your life be like if you had this home in paradise? How are you going to feel when you have a place here? How are you going to feel if you don’t accomplish this goal? Where are you going to be spending your time if you don’t have a place down here? For me, as long as the place is built well, has good AC, good internet, and a decent pool/common areas, I’m happy.
