We have been traveling to Mexico for 20 years and love Mexico! Mexico is the perfect fit for us as my husband’s first language is Spanish, we love the people, the food and the culture. Also, its a short (non-stop) flight from Toronto, and there are several flights per day. This was why we decided to purchase property in Mexico.
Dave found the perfect home for us at AWA, in Playacar. It is a residential complex with unique amenities, it’s like having a home inside a 5-star resort! And to top it all off we purchased a penthouse unit with a private rooftop patio.
It all started on a cold Canadian winter’s night my husband and I were looking at real estate in Mexico (a common tradition) We had a trip booked already to go to Mexico for a vacation and saw a listing of Dave Costa’s that we liked, when we clicked on it, he must have been prompted that we clicked, and we started messaging back and forth. It didn’t take him long to realize we were seriously interested in buying in Mexico, and conversation switched to a phone call.
At this point, I must add that Dave was not the first agent in Mexico that we have spoken to, in fact we booked a trip specifically to see real estate a few years ago, and had a realtor lined up to show us places for a whole day. To our horror, the agent sent her assistant to show us one place (with another potential buyer) and had nothing more to show us and went on her merry way with the other potential buyer to see more places. This left us dumbfounded, as we had made all these arrangements weeks prior to our arrival. This agent is a well-known agent in the Playa Del Carmen area, we thought this was standard practice for Mexican real estate agents.
I think back now, and we were kind of a nightmare, Dave had to be very creative, as he wasn’t even sure what we were looking for, because we didn’t even know! All that we knew was that we wanted a place to call our own in the Playa del Carmen area. So, we needed most help with pinning down exactly what we needed/wanted.
Dave spoke to us several times before we arrived in Mexico to try to figure out what to show us and kept in contact with us when we arrived. We agreed on a day to spend together, and he actually showed up! We knew at that point we had a great agent. But this story gets even better! He showed us many different places, and we developed a great trust in him. We left Mexico without purchasing anything but received a call from Dave when we were home, that the place he knew we really liked was about to have a price increase in the next few days. We did our entire purchase agreement and money transfers from Canada, and 6 weeks later we went back to Mexico to see the progress on our new construction Mexican home.
Karla has been a lot of help as well, she organized all the transactions between the two countries and made purchasing in Mexico seamless, including organizing all the legal side!!!

We were looking for a condo that we could use in retirement, as well as on the rental market. It was pretty easy for us to find a condo that would work for us. We took possession spring, 2022.

Dave has a working relationship with our builder, SIMCA, and we believe that helped us to negotiate some of the details. When we took possession, Karla was right there by our side. It is interesting to note that realtors are paid their commission when a contract is accepted.

After vacationing in Playa del Carmen for 10 years we decided that it was the perfect place to spend our retirement during the winter months. We live in Canada which we love but the winters are long whereas the weather is fabulous all year long in Mexico. Rather than finding a rental home each year we opted to buy a property.
Dave Costa responded to an inquiry when we were searching Playa real estate online. From the beginning he was helpful with finding options given our wish list. He shared his knowledge of the process of buying a home in Mexico and also kindly answered our questions about all things associated with living in Playa such as utilities, taxes, cost of living, shopping options etc. In addition, he shared his contacts for people/businesses that could be useful to foreign buyers including an English-speaking lawyer to handle our purchase.
We were in Canada throughout the search but Dave showed us through several properties in different areas. We decided on a new 3-bedroom/3-bathroom townhouse in El Cielo. We liked the residential feel of the area and that it was walking distance to the beach and just a short drive to downtown Playa.
Dave negotiated with the developer and both translated and explained the real estate documents required. Though due to the pandemic the process from purchase to possession of the deed took a little longer than what we were used to in Canada the process felt seamless.
